HERKIMER-WILLIAMS
In December 2025, the City Council approved this large-scale rezoning of several blocks around Broadway Junction, one of the largest transit centers in New York City.
Herkimer-Williams is centered on the development of 100% affordable housing, creating good local jobs, fostering community partnerships, and realizing much-needed improvements to the public realm. The approximately 1.5 million-square- foot mixed-use development could accommodate a variety of tenants, including an institutional anchor like a university, retail designed to cater to the neighborhood, offices, open space, and affordable housing.
Over the last five years, our team convened 100+ meetings with the community to shape the plan for Herkimer-Williams. Construction on the first phase of the project is expected to commence in 2027.
