ONE SUNSET
This 193,000-square-foot development at 201 25th Street delivers 187 residential units to the Sunset Park neighborhood of Brooklyn. Of those, 48 units are permanently affordable at an average of 50% of area median income (AMI), one of the lowest AMI averages achieved in the last five years in Brooklyn.
Totem managed the entitlement and pre-development process from inception, including the creation of a Community Benefits Agreement signed with area community-based organizations led by Fifth Avenue Committee. This agreement will ensure lasting benefits for the neighborhood, such as local jobs, M/WBE contracting, and green infrastructure improvements.
Other community benefits include 6,200 square feet of ground floor retail space, a commitment to set aside space within the building to facilitate future ADA elevator access by the MTA at the 25th Street 'R' train, and the city’s first publicly accessible bike parking hub powered by Oonee, a local minority-owned startup.
